Registering a property in Hyderabad costs about 6% of value in government charges alone, and buyers routinely under-budget it. Here is exactly how the figure is built up and where the common surprises are.

The three components

Stamp duty on a sale deed in Telangana is 4% of the higher of the consideration or the government market value. Registration fee is 0.5%. Transfer duty is 1.5%. Together, 6%.

On a ₹80 lakh property, that is ₹3.2 lakh stamp duty, ₹40,000 registration and ₹1.2 lakh transfer duty — ₹4.8 lakh, payable before you hold the deed.

Market value, not your negotiated price

Duty is calculated on the government's notified market value for that locality if it exceeds your agreed price. In fast-moving corridors the notified value is often below the real transaction price, but in some pockets it is higher — check the value before you finalise the budget.

Undervaluing the deed to save duty is a false economy: it creates a mismatch with your bank valuation, complicates capital gains later, and invites a deficit-duty notice.

Legal opinion and title search, loan processing fee and mortgage-deed stamp duty, GST at 5% on under-construction property, brokerage of 1–2%, society transfer and corpus contributions, and the physical registration slot and document charges.
