Elevation is the biggest single variable. A flat-plane elevation with good proportions costs a fraction of one with cantilevered slabs, double-height glazing and stone cladding — the difference can be ₹400–₹700 per sq ft on its own.
The second is services: a home lift, generator backup, solar, water softener and a rainwater harvesting pit together add ₹12–₹25 lakh on a typical villa, and none of it appears in a headline per-sq-ft rate.
