Most disputes we are called in to rescue start the same way: a verbal rate per sq ft, no BOQ, and a large advance. Six weeks later the specification quietly drops — a lower cement grade, thinner ply, a different tile — and the owner has no document to argue from.
The fix is unglamorous. Insist on a written bill of quantities naming brand and grade for every material, tie payments to completed stages, and keep the retention amount until the snag list is closed. Propifo builds all three into the standard contract rather than treating them as concessions.
A labour contract is cheaper on paper and works well if you can be on site most days, know local material rates, and have somewhere to store cement and steel. You carry the wastage, the pilferage and the coordination.
