Foundation and plinth: 12–15% of total. RCC frame and slabs: 28–32%. Masonry and plastering: 12–14%. Flooring and tiling: 10–12%. Electrical: 6–8%. Plumbing and sanitary: 6–8%. Doors and windows: 7–9%. Painting and finishing: 6–8%.
Knowing these percentages is the cheapest protection you have. If a builder asks for 40% of the contract value before the first slab, the payment schedule is running ahead of the work.
Cement moves seasonally in Telangana and typically sits at ₹360–₹420 per 50kg bag. TMT steel Fe-550D runs ₹58,000–₹72,000 per tonne. River sand is the most volatile input in Hyderabad; M-sand is now standard for plaster and concrete in most of our projects.
A fixed-price contract transfers this volatility to the builder. That is precisely what you are paying a modest premium for.
Soil test, structural design fee, GHMC/TS-bPASS permission charges, betterment charges, temporary electricity and water connection, compound wall, borewell or municipal water connection, sump and overhead tank, and the electricity service connection deposit.
Together these commonly add 6–10% on top of the per-sq-ft construction figure. We list them explicitly in every estimate rather than letting them appear later.
