One: a bill of quantities that names brand and grade for cement, steel, tiles, sanitaryware, electricals and ply. Two: a payment schedule tied to completed stages, not calendar dates. Three: a written escalation policy — who absorbs a steel price rise mid-project.
Four: documented stage inspections with photographs. Five: a warranty issued as a signed document with a defined snag-fixing window. A builder who provides all five will rarely be the cheapest quote, and will almost always be the cheapest outcome.
