The internal staircase consumes 90–130 sq ft on each floor and requires its own structural design. A double-height living void removes a slab area but adds long-span beams, taller masonry, taller glazing and more expensive scaffolding and painting access.
Net effect on a 2,000 sq ft duplex is roughly 8–14% over a comparable two-floor house with an external staircase — usually worth it, but it should be a decision, not a surprise.
